In spring 2024, six years after COCLT incorporated, the organization completed the first of two duplex buildings. Having already built nearly 100 single family homes throughout Franklin County, COCLT turned its sights to creating units where homeowners can build wealth through homeownership and rental income.

These duplexes are located in Weinland Park, a neighborhood that had some of the lowest property values in the city two decades ago. But in the last fifteen years the area has experienced skyrocketing property values. There are several hundred affordable housing units in the neighborhood, thanks to early preservation efforts by advocates. But many vacant parcels are now being redeveloped with highly valued single-family homes. These units and the increasing value of existing homes has threatened to displace long-time residents and residents with limited means.

The community land trust duplexes help to maintain affordability in a desirable neighborhood, provides rental options for families not ready to own a home, and are helping to grow the number of housing units in the neighborhood.
